Our Development Agenda:
A. Core Issues:
- Improving our lifts. (Our team members are in lift task force and we are consistently working hard and smart and improving our lifts. Our plan is to modernize 5-8 lifts and do minor repairs to 15 lifts and make them fully operational with optimum utilization and also support our lifts with LIFT UPS to have maximum uptime rather than ARDs).
- Reducing downtime and improving STP quality. (re-evaluate existing STP system and check for possible permanent solutions which will optimize and reduce downtime and ensure better quality of water)
- Improving security in Alpine also entry exit for visitors & cabs.(Our team members are highly experienced in handling security and we have been security-volunteers for more than 2 years and brought many reforms in our security system earlier. We would like to improve on the same with constant watch, vigil and also use latest technologies to achieve the same)
- Painting Alpine (as per resident’s request). – Our volunteers already worked on various proposals and want to bring out complete transparency and bring down cost by direct negotiation with paint companies rather than individual contractors. Only labor will be hired by AEAOWA (through a labor contractor to reduce risk & liability of accidents) but paint should be brought directly from manufacturer and the quality of work to be constantly monitored by our volunteers on a daily basis.
- Cauvery water (We will try to collect funds from builder & decrease burden on residents).
- Alternate/Backup Power source: Check the feasibility to facilitate dual sourcing for our Bescom power (Hoodi sub-station / Mahadevpura ORR source). This may reduce load on our generators. This project need to be thoroughly studied with ROI.
B. Other Issues:
- Create & widen VOA (Volunteers-Of-Alpine) for each and every category and carry our development agenda with complete transparency. It will ensure resident involvement in each and every project taken up by MC, more the people more productivity and less chances of fraud and mismanagement of funds.
- Optimum utilization of existing club house facilities and try to add new facilities. (Our volunteers already working on various facilities in club house and we would like to improve on them)
- Modernizing parking: With bar code and automatic scanners and improving basement area.
- Amendment of bylaws. (Upper cap limit for expenses, involving residents in decision making)
- Monthly expenses sheet (to be made public).
- Transparency in vendor selection.(Vendor selection will be done on with 100% transparent system / process)
- 7. Above 2,00,000/- for any single project (no breakup of big project to small ones) should go only with resident’s consent and approval.
- Applying LEAN Methodology: (identifying lean champions and reduce unnecessary expenditure in Alpine.)
- Improving landscaping and beautification.
- Setting up independent committees like LOKPAL within Alpine (to cross checking all the expenses made by MC.)
- Speed breakers outside Alpine. Improving Greenery within and nearby Alpine.
- 12 Collaboration with nearby RWAs and make a federation and work collectively for overall development of our locality.
- Conduct GBM every quarter and open house every month.
- RTI @ Alpine (At a very nominal document fee, ask for any information on paper, it will be provided within a month).
- Initiating "INNOVATION HUB" for Alpine. (Come up with a idea, concept and DPR, we shall check feasibility to implement the same in Alpine.)
- Try and check for the feasibility to have Alpine cooperative society which will supply goods & services to Alpine residents at discounted prices.
- If cooperative society is not feasible then bring competitive spirit by inviting big vendors like “More” etc. to operate their super markets in Alpine.
- Re-install library in Alpine for all age groups.
- Introduce online survey mechanism so that most of the Alpine residents have at-least a say & provide their regular feedback on important decision taken by MC.
- Improve club house facilities especially services related to sports and fitness.
- Make budget allocations and revenue sources for all above features, facilities without much burden on Alpine residents.
- Conduct regular finance, investment, fitness gyan / awareness programs in Alpine.
C. For Senior citizens, Women & Kids:
- Create new infant / toddler play zone (safe zone) within Alpine with basic toys etc.
- Conduct regular FREE health camps for all Alpine residents (Especially senior citizens & woman, Kids).
- Work for introducing FREE transport facility for senior citizens within 3-5 KM radius of Alpine.
- Screen regular movies for KIDs and also all major sports events on big screen in Alpine.
- Either restore indoor swimming pool with exclusive reserved timing slots for woman or convert it into badminton court or an indoor theater for screening above events with better facilities like proper air circulation, safety, seating, visibility etc.
As a result of constant follow-up by our team and pressure tactics, we got the first wall FREE to alpine, whereas second wall cost us more than 50 lakhs. We have united all nearby apartments and fighting for common problems we face. Our core team members are active members of green revolution and also swatch-bharath. We worked day-and-night to ensure we get road connectivity for alpine. Conducted regular awareness programs for corruption free alpine-eco. Involved more and more residents into mainstream awareness program and ensured they have a say in major decisions taken by management committees. Conducted many community services workshops and camps etc. as volunteers within and outside alpine. We are NOT new to alpine. We have been working from 6+ years actively standing in the front and initiating/leading all above activities..
What we have already done as volunteers.
- Lifts task force was initiated and lead by our team, which saved more than 3 crore (un-necessary expenditure). Also helped to make our lifts little better than what they were few months back (Even though we were not in MC).
- Upper cap limit of 2 lakh expenses (draft already made).
- Worked for optimum utilization of our existing lifts with all the limitations and lack of support from the present system.
- Initiated and achieved earnings from club house.
- First road 5 years back and speed breakers then.
- New road (few months back).
- Squash court modernization.
- Swatch Alpine & plastic ban in an around alpine.
- Green revolution within and nearby alpine.
- First retaining wall was FREE (Opp: to Alpine Mart). Our team worked on this right from beginning till end, whereas second wall cost us more than 50 lakhs where we were not allowed to work.
- Conducted lift rescue drills regularly.
- Organized free AADHAR camps etc.
- Screening of cricket & badminton matches.
- We got club house into association control, earlier it was under builder and land lords control even after formation of AEOWA.
- Worked on traffic control & one way near big-basket.
- Made a group of all apartments nearby so that we can collectively work together for overall development
- Worked with various NGOs for social development and volunteered in community service initiatives.
